Major zoning change approved@eastview (significant new taxes)..car dealerships on Central Ave closer
Release Date: April 23, 2015

ZONING APPROVED AT LANDMARK AT EASTVIEW…….SIGNIFICANT NEW TAXES EXPECTED TO HELP TOWN WITH FUTURE BUDGETS!  Car dealerships on Central Ave getting closer to reality….sidewalk study in Edgemont..2 great events at Woodlands High

The Greenburgh Town Board unanimously  approved an amendment to the Zoning Ordinance of the town last night  to allow for a planned economic development district at the Landmark at Eastview. This is the largest undeveloped land in the town (100.17 acre site). Regeneron (a bio tech company rated the number one bio tech company in the world to work for) & the Madison Square Garden training facility (housing the NY Knicks, Rangers and Liberty teams) are located in this section of town.   We are now going to allow a variety of research and development, office, commercial and private recreation uses on the site.  Higher education institutions will be limited to those institutions that are complementary to research and development. We anticipate significant tax revenues, building permit fees and exciting new tenants at the Landmark in the coming months and years.  We expect to receive some specific proposals for the redevelopment of the property shortly.

The Planning Board has issued a positive recommendation to allow  new car dealerships to operate on Central Ave.  The current code only allows pre-existing motor vehicle sales uses and motor vehicle sales lots but did not allow new dealerships on Central Ave. A public hearing could take place on May 27th at our Town Board meeting (will be scheduled at our meeting in two weeks)—the legislation could be approved in June.  Residents of the Edgemont section of town have expressed concern about the impact new multifamily housing would have on their school district. Modern car dealerships are a better option for the avenue: attractive looking buildings. They generate significant tax dollars to the school district and town –no children, no extra expenses to the school district.

The Town Board authorized the hiring of RBA Group to conduct a study on the feasibility of constructing sidewalks along portions of Seely Place, Ardsley Road and Fort Hill Road last night. This is in response to community concerns expressed by parents of children with respect to children walking safely to school. They have identified portions of Seely Place, Fort Hill Road and Ardsley Road for possible improvements to or the creation of sidewalks to the area schools.
