REMINDER ONLY TWO WEEKS LEFT TO FILE PHASE IN FOR REASSESSMENT

TWO WEEKS LEFT TO APPLY FOR REASSESSMENT PHASE IN IF YOUR ASSESSED VALUES INCREASED BY GREATER THAN 25%
This letter is being written to remind residents of Greenburgh that if they qualify for a phase in of assessment increases as a result of the recent reassessment that they must file their application no later than September 15th. The Greenburgh Town Board approved legislation authorized by the New York State Legislature and signed into law by the Governor that authorizes a phase in of tax increases over a three year period (by the third year 100% of the taxes owed must be paid). The phase in only applies to assessed values that increased by greater than 25%.  So far, about 300 property owners have filed for the phase in.
 
The following criteria must be met: The property must be a 1, 2 or 3 family residential property and primary residence of the owner(s) of record. The applicants must have been the owner of record on or before June 1, 2016. They must be eligible to receive the STAR exemption or the personal income tax STAR credit. They must submit a Certificate of Occupancy or a substitute Certificate of Occupancy. They must be current on all property tax payments as of May 1, 2016 and have no building code violations. Property may require interior inspections.
 
For further information and details please go to wwww.greenburghny.com or call the Assessor department at 989 1520.  Although most people in the town will experience no tax hikes or tax cuts as a result of the reassessment – a few thousand property owners are experiencing significant hikes. The goal of the phase in is to ease the transition for those hardest hit.  Members of the Town Board and I appreciate the hard work of Senator Andrea Stewart Cousins and Tom Abinanti who pushed hard for the legislation.
