20% REDUCTIONS FOR 10 RESIDENTS OF GREENBRGH SOON TO BE BUILT ASSISTED LIVING FACILITY AT FRANK'S NURSERY

TOWN FORECLOSED LAND TO BE SOLD TO ASSISTED LIVING FACILITY-

 

On Monday November 21st the Town Board approved  a site plan and special permit application for an assisted living facility at 715 Dobbs Ferry Road (formerly Frank's Nursery). Highlights of the 101 unit (115 bed) facility include: related environmental remediation of the site in coordination with the New York State Department of Environmental Conservation; the inclusion of a sidewalk the entire length of the site's frontage; 10 affordable beds (the related condition calls for 20% permanent rental reduction for those beds. there is also a 1 year $500 monthly discount for Town of Greenburgh residents who move in within the 1st 30 days of the facility opening. both of these provisions are set up to apply only for those who qualify based on income); an attractive architectural design with a robust landscaping plan; and the reduction of a substantial amount of impervious surfaces from the site (enhanced landscaping, greenspaces).  

The representative of the applicant indicated that the construction could start in the summer of 2017 and should take between 14-18 months to build after the start of construction. The town took over the property due to a foreclosure and sold the property for $3.5 million. The town is responsible for up to $1.5 million of the cleanup. It is anticipated that over $500,000 a year will be generated in taxes to the town, school, fire district and county.
